BROKERAGE SERVICES
The Carter Group, Inc. has brokered over $430 million of investment property in last 20 years.

One such example included identifying and developing a plan for a client to purchase a 135 unit apartment complex. The plan included a targeted rehabilitation to the property specific to resale. We resold the property for the client in the following quarter at a $2.2 million gain.
CONDO CONVERSIONS
Broker/developer on the first apartment to condominium conversion project in Kansas City. The building was purchased for the project for $6 million, and was subsequently sold out within two years. The value of the property is currently in excess of $40 million.

JOINT VENTURE
Partnered with a client to redevelop a 60 unit apartment complex into condominium status. Accomplished the necessary legal, rehabilitation and re-marketing requirements in less than three years. Cash on cash return to the partnership was 384%.

Owned and operated over 10,000 residential units in Kansas City over the past 15 years. We have a successful track record, having never sold a property for a loss.
JOINT VENTURE INVESTMENTS
OFFICE PROPERTIES
Acquired a 35,000 sq. foot commercial office building in 2002. Stabilized the building’s operations and sold it 18 months later. Straight return on the project was 59%, while cash on cash return was 286%.
